You can destroy both stairs to make the second floor zombie proof. In the second floor you have an open space to make a farm and place water barrels (not entirely necessary since you are near the river. You have a complete kitchen with 4 freezers.

First of all, it's isolated enough to avoid being bothered by zombies after a day or two of clearing the nearby woods, yet it's reachable with a vehicle since an asphalt road leads to it. 3.
